If you're thinking about wise investments that you can make with your hard-earned money, property might be something that comes to mind. Instead of investing in property in the town, city or even country that you are in now, you might be thinking about investing in property overseas.
Property overseas can be an excellent long-term investment because it can act as your own holiday home, and you can even use it as a rental for other holiday goers. However, you need to be careful because there may be lots of different taxes, laws, and other things to consider when it comes to owning and renting out a property abroad. Below are somethings that you should consider and keep in mind if you want to invest in an overseas property:
Location
The location of the property that you buy can make or break its chance as a holiday rental property. Investing in ‘up and coming' areas is risky because they might not become popular. Instead, it can be better to buy somewhere that already has an established tourist base, so this investment is not as much of a risk.
If the house is just for you, it may not matter as much, but you still need to make sure that it has all the enmities nearby that you will need. You also need to make sure that you aren't just investing in property abroad because it sounds like a great idea. After all, if you don't have a real sense of why you want to live somewhere, it might be better to put it off until you do.
Learn about letting rules
If you want to rent out the property as a holiday home, you will need to look into the rules about property rental in the country where you are buying a property. Just because you own a property, doesn't mean that you are necessarily allowed to rent it out. This is something that you need to research before you make any purchases so that you don't meet any bumps in the road further down the line.
Even if you don't want to rent out your property at the moment, it may be something that you consider in the future, so it is better to check so that you aren't left disappointed.
Talk to professionals with local knowledge
Using your usual law firm when you are buying an overseas property can be a mistake. They may not be licensed to work in the country you want to buy from, and they may not know about the property market that you wish to purchase from.
You could use a law firm in the country that you want to buy in, however, things may get lost in translation. This means it can be better to find a UK-based law firm that specialises in overseas property in the country where you want to buy. This way, they will speak your language and know all about the UK system as well as the property market you are buying from.
Research the area performance
When you are buying a property to rent out as a holiday home, it can be a good idea to do some research about how well the other properties in the area do. That way, you can have an idea of how well you can expect to do. In your research, you will also be able to find if there is an offseason because some tourist areas shut down after the tourist season.
If you are buying a new build, it is also a good idea to look at the performance of some of their recent builds. If they don't have a portfolio of successful builds to show you then may want to rethink the purchase as it may be a red flag.
Learn about exchange rates
Exchange rates fluctuate all the time, but it is a good idea to have a general idea of how much everything is worth in the local currency. When you have to pay a large sum of money, it can be a good idea to get in touch with a currency transfer specialist, as they will be able to find you the best way of transferring money at the best rate.
To make it easier to pay bills, taxes and other fees, that will be necessary regularly, it may be easier to set up a local bank account in the country you are buying your property from. That way, it will make any payments a lot easier and trouble-free.
